Renting a place is exciting, but if you’re not totally sure what’s included in your monthly rent, you’re not alone. At BCBL Property Management, we get this question all the time, especially from first-time renters.

Here’s a breakdown of what’s usually included in rent (and what’s not), plus how we make sure you're always in the know.

What Might Be Included in Your Rent
Every rental is a little different, but here are a few things that are sometimes included in your monthly rent:

Water & Sewer – These will almost always be included in your rent. 
Heat/Electricity (Hydro) – In some units, heat is included, especially in older buildings. Electricity is less commonly included, but we’ll always tell you upfront.
Appliances – Fridge and stove are typically included, and sometimes a washer/dryer too.
Parking – Some units include one space; others have extra fees. If you’ve got two vehicles, definitely check!
Snow Removal/Lawn Care – Most multi-units include this, but in a single-family rental, it may be your responsibility.

What’s Usually Not Included
These are the things you’ll most often be responsible for as a tenant:

Appliances – Microwaves are something that is usually up to the tenant to provide.
Tenant Insurance – It’s required, and it protects you and your belongings.
Electricity & Heat (in some units) – You’ll pay this directly to NB Power unless otherwise stated.
Internet & Cable – You get to choose your provider, which means you’re in control of speed, service, and cost.

We know maintenance issues are part of renting. Sometimes it’s something small, like a leaky tap. Other times, it’s something urgent, like a burst pipe. At BCBL Property Management, we want our tenants to feel confident about what to do when something goes wrong—and when it’s okay to wait before reaching out. Here’s how to tell the difference between a true emergency and a non-urgent maintenance issue, and what to do in both situations. What Counts as a Maintenance Emergency? Emergencies are problems that could cause serious damage to the property, create a health or safety risk, or leave the unit unliveable if not dealt with immediately. If any of the following happens, contact us right away using the emergency contact method you were provided at move-in: 🚨 Examples of True Emergencies: No heat during winter Burst or leaking pipes with flooding Sewer backup Electrical issues that seem dangerous (burning smell, sparks, no power) Fire or smoke damage (after emergency services are called) Broken exterior doors or windows that affect security Non-functioning toilet in a one-bathroom unit If you’re ever unsure, call us and explain the situation. We’ll guide you from there. What Isn’t an Emergency? Some maintenance issues can wait until business hours, even if they’re inconvenient or frustrating. These still matter, and we’ll absolutely address them—but they don’t require immediate action at 2 a.m. ⚠️ Non-Emergencies: A slow-draining sink or tub No hot water (still important, just not urgent in most cases) Leaky faucet Broken dishwasher or appliance (unless causing flooding or hazard) Interior cosmetic issues A burned-out lightbulb Noise complaints (these should go to your municipality or be handled the next day) If it can safely wait until morning, please submit a maintenance request through the proper channel or send us an email. That helps us organize repairs faster and more efficiently. Why This Matters Emergency maintenance is available for serious situations, but sending out urgent calls for non-urgent issues can cause delays for those who truly need immediate help. It also makes it harder for us to prioritize repairs in the fairest way possible.
